Here’s the truth:
most agents are working without commitment and calling it “normal.”
But no other profession gives this much value away upfront with zero protection.
This week, I’m giving you the system to make exclusivity feel like the natural next step NOT a tough conversation.
The Plan in 30 Seconds
Let buyers know up front that the first showing includes a short consult
Build trust during the tour (no sales)
Sit down in the home immediately after for a 20-minute strategy session
Ask: “Has anyone sat down with you and explained what it takes to buy a house in today’s market?”
Present your buyer roadmap and invite them to commit with calm confidence
Buyers don’t sign agreements because you asked.
They sign because you led.
It starts by extending that first showing into a meaningful consult, while the emotion is high and trust is fresh.
Here’s exactly how to say it during your first call or text:
“Let’s block an hour for our first showing — we’ll tour for 30 minutes, then take 20 minutes to sit down and go over the full buying process so you’re completely prepared.”
Then, right after the tour, lead with:
“Has anyone sat down with you and explained what it really takes to buy a house in today’s market?”
Walk through your buyer roadmap (from last week)
Show how you protect their time, money, and energy.
Then close with this line:
“This is how I work with all my clients — if we’re aligned, we sign an agreement that formalizes our relationship so I can start opening every door for you, including off-market opportunities. Sound fair?”
This Week’s One Action to Generate Business
Extend every first showing this week into a 20-minute consult at the home.
Say this on every appointment set call:
“We’ll spend about 30 minutes walking the home, then I’ll take 20 minutes to walk you through the full buying process so you’re totally prepared.”
Then deliver your roadmap.
Ask the right questions.
And confidently close the agreement.
