    “Hey, a home just sold around the corner from you. Curious if you saw what it went for?”

  2. Ask a real question
    “If you could time your move perfectly, what would that look like?”

  3. Set a clear next step
    Appointment, intro to lender, follow-up call, etc.

    Always set day and time

    “so the natural next step would be for us to meet in person. This way whenever the right thing shows up we’re both prepared.”

📞 The 3 Daily Habits That Move the Needle

1. Power Hour
Block one hour in your calendar daily. No distractions. Just pure outreach.
High intensity calls back to back. Send immediate text after each pick-up conversation. Save adding notes, updates until AFTER your power hour.

2. Track Everything
Who did you talk to? What’s their motivation, their timeline? Did you follow up?
Did you send a text immediately after you hung up?

3. Win Early
Start your day with prospecting. Build momentum by lunch.

Older Leads: "Hey [Name], it’s (your name at xyz brokerage), did I catch you at a bad time?

New Online Leads: I saw (xyz - or you were looking at a few homes - in city name) and wanted to follow up. Are you actively looking or just narrowing down options?" (Magali Pattison)
