Includes a CMA, seller guide, net sheet, 3 move options (tap, improve, sell), and expert insights
During the appointment, keep it 80% about them
Catch up, walk the home, ask what’s new since last time
You’re not selling — you’re reconnecting
Shift the focus to referrals
“Who do you know going through a big life change — retirement, new baby, divorce, job shift — that might need a plan like this too?”Follow up the next day with non responders with a “make it work” message
Repeat — this becomes a system, not a one-off

Immediate text #2: “Two slots open: Tues 11:30 am or Thurs 5 pm. Reply 1 or 2 and I’ll lock it in, can’t wait to catch up!
Next-Day Follow Up:
“If either of those don’t work, tell me a day/evening that’s better and I’ll make it work. Thanks so much!”
