  3. Start with what you already own. Sandee dug through old files and found 8 new listing appointments just from past dead leads.

Weekly Action Plan

  • Pull your past listing leads and current buyer leads (CRM or file folders).

  • Cross-check them with public records. Do they still own?

  • Call them with humility:

“Hey, I dropped the ball back in [x timeframe], and I noticed you didn’t end up selling/buying. I’d love to help you now. Can I ask what changed?”

✅ Build a visual tracker. 100 lines. Start filling them in.

Sandee’s Best Practices - Part 1

  • Don’t wait to “get help.” She completed the challenge without relying on her team or assistants.

  • Track every conversation, every lead, every result. (Start manually if you must.)

  • Create frictionless time blocks. Each lead pillar gets 30 focused minutes per day. No distractions.

  • Stop being a workaholic. Start being effective. Sandee scheduled vacations before she began the challenge—and she kept them.

  • Late-night wine + Netflix binges

  • Saying yes to everything

  • Toxic relationships + limiting beliefs

  • Winging your day instead of working a plan

  • Spending more time on Zooms than actual prospecting
