1. The Pre-Listing Video
Pull out your phone, smile, and say:
“Hi [Name], I’m so excited to meet you this [day/time]. I’ve already started prepping and wanted to say thank you for the opportunity. If there’s anything specific you’d like me to prepare, just shoot me a quick text!”
2. The Pre-Listing Packet
Sandee uses Canva to create a digital file with:
Your story + team/brokerage (keep it under 1 page)
Recent sales (focus on strategy, not fluff)
Pricing approach explained visually
Marketing launch plan
Testimonials
Blank net sheet they can fill out
Seller success checklist
Bonus: Drop off a printed copy in a branded folder on the doorstep if it’s local.
3. The FaceTime Walkthrough
Sandee books a quick 5-minute video tour before the listing appointment. Why?
It builds more rapport.
It shows you’re proactive.
It saves time at the actual meeting, so you can focus on strategy.

4. Show Up with a Plan
She brings three price points (aggressive, likely, safety) with comps, timeline visuals, and a one-pager called “What Happens Next”—the seller roadmap.
