The truth is, if your buyer consultations aren’t converting into signed agreements and second showings… there’s a reason.
AND it’s not because they’re bad leads.
Top producers don’t skip or “wing” buyer consults. They win them with purpose.
Not because they talk more, but because they lead and have a system.
This week, I’m giving you the proven structure we teach inside our Agent Launch GO90 Onboarding program to confidently walk a buyer from “just looking” to “you’re our agent.”
The Plan in 30 Seconds:
Pre-frame like a pro before the consult even starts
Lead with their dream
Show the hidden risks of choosing the wrong partner
Walk through a simple 5-step buyer roadmap
Set expectations and close with confidence
By the end, taking the next step with you will feel like a no-brainer.
Your Buyer Presentation Game Plan
1. Control the Frame Before You Even Start
The consult begins before the meeting. Send a confirmation video text like:
"Hey [Client's First Name], it’s [Your First Name] — I just wanted to pop in real quick. Excited to meet you [date/time] at [address]!
This first meeting will give us a chance to get a feel for what you like and what you’re looking for. After the showing, we’ll plan on setting aside a few minutes to draw out a clear picture of the process, today’s market and most importantly what you really want in your future home so that you can feel confident in our next steps together.
Excited to meet you - see you soon!”
2. Start with Their Story, Not Your Script
Before you ever explain your value, ask:
“Why is now the right time for a move?”
“What does the perfect first day in your new home feel like?”
3. Show Them the Hidden Risks
Don't assume they know what could go wrong.
Use this phrase:
“Here’s what I’ve seen happen when buyers try to navigate this without a plan. They either overpay, rush into the wrong house, or lose the one they really wanted.”
4. Teach the Process Like a Coach
Use a simple buyer roadmap.
Walk through each step.
Tie each stage to their dream:
“This is where we lock in the terms that keep your monthly payment where you’re comfortable.”
5. Set Expectations Like a Pro
End with this script:
“I’m excited to work with you and understand your needs based on everything you’ve shared. I’m very confident we’re going to have a great experience working together. On that note, I actually have a couple of properties that are coming to mind that I am looking forward to showing you soon. So I’d love to get right on that.
To wrap up, all we have then is our exclusive buyer broker representation agreement. This is a standard document for all licensed realtors that allows me to represent you.
And from there, we can go out again and start looking at better opportunities as soon as possible. Would you say week days or weekends are typically better for you?
Great, why don’t we finish up.”

Then wait 24 hours and review it 3 ways:
Watch the video – What does your body language say?
Listen to the audio only – Do you sound confident and clear?
Read the transcript – Are you leading or rambling?
Find one thing to improve from each format.
Do this 5 days in a row this week.
By the end, you won’t just have a presentation —
