Your Next 5 Pendings Are Already In Front Of You (Here's How To Find Them)

Last week, we talked about Q4 being the season where momentum is built.
Because the truth is, how you finish the year is how you start the next one.
This week, we’re going deeper.
Tony Robbins says: “Where focus goes, energy flows.”
And right now, your focus shouldn’t be on more leads. It should be on the five opportunities already sitting in front of you that can turn into pendings before the year ends.
You don’t need more noise.
You need more clarity.
So here’s a 15-minute exercise we ran with our agents this week that can help you identify your next five pending clients and finish Q4 with laser-sharp direction.
The “Next 5 Pendings” Framework
Take a quiet moment.
Grab a paper and a pen.
Step 1: Mine Your Current World
Write down 10 names from your CRM, phone, email or social feed who:
Asked you about the market recently
Said “we’re waiting until after the holidays”
Viewed homes or requested a CMA
Mentioned they need to sell first
Shared they want to move before the end of the year
Now circle the 5 with the highest intent to act in the next 90 days.
Those are your next 5 pendings — you just haven’t guided them there yet.
Step 2: Define Their Next Step
For each of your 5, answer this question:
“What single action would move this person closer to a contract?”
That’s YOUR next step!
Examples:
Schedule a buyer consult
Connect them with a lender for pre-approval
Drop off a prep guide for their upcoming listing
Send updated comps with a quick video message
Remember what Tony says: “Decisions shape destiny.”
Your decision to act with intention today shapes your production 90 days from now.
Step 3: Quantify the Reward
Now total up your real potential.
Add your Total Volume (their combined price points).
Example: $425K + $350K + $510K + $600K + $415K = $2.3MMultiply by your commission rate to see your potential income.
Example: $2.3M × 2.5% = $57,500
That number isn’t hypothetical. It’s real income potential. If you want it.
Step 4: Lock in Your Focus
Next, answer this:
“What would have to happen for me to get all five under contract before year-end?”
Write it down. Be honest with yourself.
Because clarity isn’t power… executed clarity is.
And that’s what this exercise gives you: a way to see your business in motion, not theory.
Most agents drift through Q4 hoping for a strong start to the new year.
